What owners need to watch out for.

An air conditioner provides cooling in hot weather. Therefore, it is also understandable if a community of owners wants to equip their apartments with these cooling devices. However, this is not easy in practice.

It is technically feasible to retrofit apartments with air conditioning. Legally, however, there are some traps lurking in owner associations. Because the installation of an air conditioning system represents a structural change.

Even in this form, the installation of the air conditioning system was not covered by the second decision of the owners’ meeting. For this does not indicate the type of air conditioner nor where it will be installed. In the absence of determinability, the decision of the owners’ association was therefore null and void (Ref.: 196 C 288/16). Air conditioning for the rental apartment?

Monoblock or split unit? Only if you do not receive permission from your landlord to install a split air conditioner, or if you want to move again in the foreseeable future, should you choose the monoblock solution.

Monoblock units are often used in rental apartments. In these cases, all components of the system are in one housing. There is no outdoor unit whose volume disturbs the neighbours, which must be mounted on the house wall or for which a wall breakthrough would be necessary. Monoblock devices require little space, are inexpensive and uncomplicated. They can be flexibly taken into any room and only require a socket and a tilted window for the exhaust hose or hoses.

However, the rabbit is in the hole here too. Because the warm outside air flowing in through the window requires a counter-work of the system. The result: increased power consumption. Also consider: Monoblock units generate a certain noise level in the room to be cooled.
